Why a buyer broker?

On October 1, 2001 there were 2,881 active residential properties listed with the Pikes Peak Association of Realtors. On November 1, 2004 there were 4,467 in Colorado Springs and the surrounding areas...Advantage Buyers! But, all of these properties had one thing in common. They all had a signed contract between the Seller and the Listing Broker.

If you call the agent named in a magazine or newspaper ad, from a home found on the Internet, or on a real estate company's yard sign, that person is working for the Seller! "The Listing Broker works solely on behalf of the Seller to promote the interests of the Seller..." (Colorado Real Estate Commission-DD 25-5-04)

The Seller's Broker is legally obligated to disclose to the Seller everything that they have learned about the Buyer! It is the Listing Broker's job to get the best price and terms for the Seller.

I work for the Buyer as a Buyer's Broker. "A Buyer's Broker works solely on behalf of the Buyer to promote the interests of the Buyer..." (Colorado Real Estate Commission-DD 25-5-04)

My Buyer's Broker services to my clients are FREE!!! I get paid at the closing from the Sellers side of the transaction.

I do not solicit property owners in an effort to sell their homes.

I prefer to work with buyers, giving them the maximum support that it takes to help them become an Informed Buyer.

I have been in the housing business for 40 years. In the field of construction I started out as a laborer, then became a carpenter and went on to have my own construction company.
